Every tenant document in before the keys go out.
Send each tenant one link. They upload their ID and insurance certificate, give you their emergency and after-hours contacts, sign the house or building rules and tick off the move-in checklist. WorkZerk reminds them about whatever is missing, and tells you when an insurance certificate is about to expire.

Sound familiar?
Move-in day, and the file is half empty
The ID arrived by text message, the payslips by email, and the signed house rules never came back. You find out when you go to hand over the keys.
The insurance certificate on file expired last year
Every tenant sent a public liability certificate when they signed. Nobody has asked for a new one since, and you only learn that when something goes wrong.
Who do we call at 2am?
The alarm is going off in unit 14 and the after-hours contact on file left that business two years ago.
How tenant onboarding works in WorkZerk
- Step 1
Build the move-in pack once
List the documents, questions, rules to sign and checklist steps you need from a new tenant. Save it as a request pack, one for residential and one for commercial if you manage both.
- Step 2
Add the tenant, and the link goes out
Each tenant gets their own portal at a private link. No account, no password, and it works on a phone. Questions about pets or vehicles only show to tenants who have one.
- Step 3
WorkZerk chases, you approve
Reminders go to anyone who has not finished. You approve or reject each document, and a rejection emails the tenant to send a better copy.
What you can collect from a tenant
- Photo ID and proof of income
- Referee names and contact details
- Emergency contact and after-hours contacts
- Pet and vehicle details, asked only where they apply
- Contents insurance or public liability certificate, with its expiry date
- Signed house rules or building rules
- Move-in checklist, ticked off as they go
- Fit-out contractor and fire warden details
- Your own custom fields, saved to their record
Insurance certificates with an expiry date
Require an expiry date on the certificate upload. WorkZerk marks each one current, expiring soon or expired, and can email the tenant 30 days before it lapses and again after it has.
Which tenants are covered right now
The document compliance report lists your tenants down the side and your document types across the top. Only certificates you have approved count, and tenants who are not compliant are listed first. Export it to CSV.
Pet questions only for tenants with a pet
Ask whether they have a pet, and show the breed, registration and pet agreement only to those who say yes. The same works for vehicles, or for commercial tenants doing a fit-out.
Rules signed, by version
House rules and building rules are versioned terms documents. Each acceptance records the exact version, the date and time, and a typed name or drawn signature. You can also upload a PDF for each tenant to sign.
A move-in checklist the tenant ticks off
Keys received, meter readings noted, bin days read, fire exits walked. The tenant ticks each step in their link, and you see how far through they are.
Alerts to the building manager
An automation can email any address you type, so a centre manager or site office with no WorkZerk login hears when a certificate has expired or a tenant has finished.

Does a tenant need to create an account?
No. Each tenant gets a private link to their own portal. They open it on a phone or computer, fill in what you asked for, and can come back later to finish.
How do I keep on top of tenant insurance certificates each year?
Ask for the certificate as an upload with a required expiry date. Once you approve it, WorkZerk watches the date. Turn on the document expiring and document expired reminders and the tenant is emailed before and after it lapses, with their link to upload the new one. The document compliance report shows which tenants hold a current, approved certificate. Leave the portal open while you want renewals, because reminders stop when a portal is closed.
Does WorkZerk check ID, references or credit?
No. WorkZerk collects what the tenant uploads and types in. It does not verify identity, run credit or background checks, or contact referees. A person on your side reads each document and approves or rejects it.
Is it property management software?
No. WorkZerk does not collect rent, keep a lease ledger, handle maintenance requests or screen tenants. It collects and keeps the move-in paperwork and the documents that need renewing. Your property management system stays where it is, and you can export what you collected to CSV.
Can I use it for residential and commercial tenants in the same account?
Yes. Build a request pack for each, and run them on separate portals. You can label each tenant with their building or site, and the document compliance report filters by portal or tag.
How much does it cost?
One plan at $9.95 a month with every feature. 25 people can be onboarding at once, with no limit on how many you put through in a year. A tenant counts while they hold a live link on a portal you have not closed. If you keep more than 25 tenants on an open portal so their insurance reminders keep going out, each extra one is 5 cents a day, about $1.50 a month. Colleagues who work in the account with you are $4 a month each. Try it free for 30 days, no credit card.
